Matthews shares Charlotte's Köppen Cfa climate. Hot humid summers, mild winters, EPA-recommended 30-50% indoor RH year-round. The town is roughly 12 miles southeast of Charlotte's center and shares the same weather Charlotte does. There's no lake or river microclimate to worry about. The variable that matters here is housing age. Matthews's median home was built in 1993, with a small but meaningful share of pre-1940 housing concentrated near the historic downtown commercial district.
For typical Matthews homes built 1990s through 2010s, normal HVAC management keeps floors in good shape. Indoor RH in well-conditioned homes from this era usually stays inside the 30-50% band without a humidifier. Older Matthews homes (the small inventory near the historic Commercial District) need the same steady-humidity care any pre-1940 home benefits from.

Matthews was incorporated in 1879 with 191 residents recorded in the 1880 census. The Matthews Commercial Historic District was listed on the National Register in 1996, comprising 10 downtown buildings from the late 19th and early 20th centuries including the depot, a 1907 public school, and a 1930s Grange building. Beyond the historic core, Matthews's residential housing skews newer. Census data and Point2Homes records show 16.1% of homes built 2000-2009 and 14.7% built 2010-2019. Notable subdivisions include Providence Plantation (1,400+ single-family homes built from 1970 through new construction, sitting on the Matthews-Charlotte border), Stonecroft (luxury subdivision, $1M+ homes), Sardis Plantation, Coachman Ridge, Providence Ridge, and Providence Reserve. The character mix runs historic downtown plus late-20th-century subdivisions plus ongoing new construction.
Common original floor types
A small inventory of pre-1940 homes near the historic district have heart pine and early red oak strip. The bulk of Matthews homes (1990s-2010s subdivisions) have prefinished engineered oak or solid 3/4-inch red oak. Wide-plank white oak shows up on higher-end Stonecroft customs. LVP is increasingly common in basements and lower levels.

Sits on the Matthews-Charlotte border. 1,400+ single-family homes built from 1970 through current new construction, so the floor stock varies dramatically by phase. Older sections often have solid 3/4-inch red oak; newer additions are engineered oak. We treat each home individually rather than assuming a Providence Plantation address tells us what's underfoot.
Luxury subdivision with $1M+ homes. Larger custom builds typically carry solid 3/4-inch hardwood with site-finishing, increasingly in white oak with wide-plank widths. The home sizes absorb longer install timelines without disrupting daily life.
Established Matthews subdivisions, mostly built 1990s through 2010s. Floor stock is predominantly prefinished engineered oak with solid 3/4-inch in some higher-end builds. Common refinish candidate window opens around year 15-20 from build.
Real questions from Matthews homeowners — answered straight.
Almost always. 1990s-built Matthews homes typically have solid 3/4-inch red oak strip on a sound subfloor. After 30 years of normal use, the floors usually have plenty of wear thickness left for one or two more refinishes. The exceptions are pet stains that have penetrated past the tongue (need board replacement) and sustained water damage from appliance leaks. We'll measure wear thickness and check moisture content during the free estimate.
Yes. Providence Plantation straddles the Matthews-Charlotte line, and we work all of it. Same for the parts of Sardis Plantation and the older Matthews subdivisions that abut Mecklenburg County's Mint Hill border. Travel time and pricing don't change based on which side of the line your address is on.
The NRHP listing covers the commercial buildings in the district itself; surrounding residential isn't restricted by the NRHP designation. Town of Matthews local historic guidelines focus on exterior preservation. Interior floor refinishing, board replacement, and species changes are not subject to review. If you're doing extensive structural work or major changes to historic detailing, that's worth a conversation with the Town before we start.
On a Stonecroft-tier custom, white oak with wide plank (5-7 inch) and site-finishing is the most common premium spec we install. Quartersawn white oak gives the most stable expansion behavior. Hickory is an option for owners who want more grain variation. Walnut shows up occasionally on higher-end projects, but it's softer than oak and shows wear faster in active households.
Buff-and-coat is right when the existing finish is dull or worn but the wood underneath is solid. We screen the surface lightly with an abrasive, then apply a new finish coat. No wood is removed, the project takes 1-2 days, and the cost is a fraction of a refinish. Full refinish is right when there are deep scratches, stains, dents, or wear-through to bare wood. We sand down through the old finish to fresh wood, optionally restain, then apply 2-3 finish coats. The decision comes down to what's worn: just the finish (buff-and-coat) or the wood itself (refinish).
